1. VALUE YOUR PROPERTY

The first step is to request a market appraisal. One of our experienced agents will be happy to provide this at no cost. The valuation will be an honest assessment of the best price likely to be achieved in the current market conditions, referencing recent sales of similar properties in the area. We do not believe in exaggerated pricing as this can cause unnecessary issues later, if the asking price has to be reduced.

2. WE'RE HERE TO HELP

Our dedicated team are here to guide you throughout the entire sales process. We know that our clients value this support, you and your buyers will need advice, and we're here to help avoid those unnecessary delays and achieve the best sale in the shortest time possible.

We usually advise you to instruct a solicitor or conveyancer at this point, to avoid delays later.

3. SHOWING OFF YOUR PROPERTY

We believe that the best presentation achieves the best results. Our fine art photography, floor plans, site plans, and market-leading brochures are produced with care. We want buyers to fall in love with your property - as this leads to the best result, the best sales price.

Our first action will be to advertise your property to our pre-registered Larkes clients. These buyers are well known to us; we are confident of their financial circumstances and they are often ready to move quickly.

In addition to this, we will generate large scale of awareness by advertising your property on the largest property portals; connect with our network of buyers via mail shots, email and our ever-growing social media base, which is often used as the medium to learn about the latest news.

4. VIEWINGS AND NEGOTIATIONS

Your agent will be happy to conduct viewings and make suggestions on presenting your property in the best way; there are a few easy DIY tips to have your home looking tip top.

All offers will be relayed to you as soon as received; your advisor will be able to guide you if you are unsure about whether to accept or hold out for more.

Once an offer has been accepted, we're happy to introduce you to our approved conveyancers who will take you through the legal process leading to completion and establish a timescale that suits you.


5. COMPLETION IS IN SIGHT

Once the offer has been accepted, you will need to give access to the valuer from the building society and possibly a building surveyor as well. Larkes are here to help with the forms.

Completion can be a nail-biter, involving tight coordination of payment of the outstanding sum, passing over the keys and finally moving out. Rest assured, we're on hand to make sure it all goes as smoothly as possible. We can even recommend reliable removals firms to move you out on the day!

6. PEACE OF MIND

The Property Ombudsmen

Larkes are members of The Property Ombudsmen (TPO). The Property Ombudsmen provides a free, fair and independent service for dealing with unresolved disputes between sales and letting agents and consumers who are actual or potential buyers or sellers or landlords or tenants of residential property in the UK.

Office of Fair Trading

The OFT makes sure that estate agents act in the best interests of their customers at all times under the terms of the Estate Agents Act, and that both buyers and sellers are treated honestly, fairly and promptly.
